Provide detailed master plan for the 200 dunums (review of conceptual master plan, roads and transportation, electricity, water supply, storage and distribution, storm-water drainage, landscape irrigation, sanitary sewerage system, solid waste disposal, water & sewage treatment plants requirements and telecommunication, etc.).

(2)   Architectural Design Guidelines
Provide adequate architectural design guidelines to:
1.     Ensure adequate level of unity within variety for the whole scheme, enough to safeguard the desired architectural image.
2.    Allow customized development standards.
3.    Minimize environmental disturbance.
