Project: Design of sanitary-, drainage-, heating-, ventilation-, snow melting- and sprinkler systems
Scope of work:
The apartment complex at Manatun 3-17 in Reykjavik, is divided into two building phases. Phase one are the buildings at Manatun 3-5 and phase two is Manatun 7-17. Each phase was designed separately, one after the other. The complex is approximately 30.000 m2 residential buildings and approximately 9.000 m2 of a underground parking garage, on two levels. Within the complex there are 240 luxury apartments and a 305 parking space garage.
The Manatun project has a high standard and all apartments are luxurious. The prerequisite for all designs was therefore high quality. All sanitary water systems are heat controlled for safety and equipped with a circulation system to minimize hot water stall-time. Pipe material selection and insulation techniques were also specific to these demands. All apartments have floor heating systems. All buildings have basements, some on two levels. All basements are fully ventilated, as is the parking garage which is also equipped with a fire-safety (sprinkler-) system.
In the first phase (Manatun 3-5) all apartments have a exhaust system, as is required by the Icelandic building code. In phase two all apartments are fully ventilated, both with a supply and exhaust. This the first residential building complex in Iceland to have this. Air changes in all apartments are there for guaranteed and over pressurized apartments limit contamination of smell between apartments.
To minimize noise from outdoor equipment on balconies and roof parks, a computerized three dimensional acoustical map was made of the entire complex. Thus, selection and positioning of roof fans could be done with the best outdoor acoustics in mind.
